Check the units around the leak
Water follows gravity and framing. When a leak is reported, check the unit below, the units on either side and any shared wall or ceiling. Damage you find in the first hours is much cheaper to dry than damage you find from a resident complaint weeks later.
Know where the shut-offs are
Your maintenance team should know where the individual unit shut-offs and the building risers are. Minutes matter on a supply line break, and the sooner the source is stopped, the smaller the drying job.
Respect residents and their space
Drying equipment runs day and night and makes noise. Residents should know what is happening, how long it should take and when someone will check on it. Our crews work carefully around personal belongings, keep the work area clean and follow your building rules and access procedures.
Documentation the owner and the insurer will ask for
Owners, insurers and sometimes residents will ask what happened and what was done. We record every job with written notes, photos and video at each stage, together with the moisture readings, and keep the record on our own servers for at least five years. You can request a report for any unit at any time.
One team from drying to rebuild
When one company dries the unit and another rebuilds it, the unit often waits between them. We do both: extraction, structural drying and the full rebuild, including drywall, tile, cabinets and paint. One project manager answers for the whole job, so the unit goes back to rent sooner.
Available when you need us
For property management clients we can be available around the clock on request, so a weekend leak does not wait until Monday.
